The RM of St. Andrews runs north along the Red River from the edge of Winnipeg, taking in Lockport, Petersfield and the River Road corridor. It is a mix of riverside properties, acreages and small settlements rather than a continuous subdivision.
It is also where we are based, so this is home ground.
A Municipality With Real History Under It
St. Andrews holds some genuinely unusual things. St. Andrew’s-on-the-Red, built between 1845 and 1849, is the oldest surviving stone church in Western Canada still in use for worship, built in Gothic Revival style from locally quarried limestone and designated a National Historic Site in 1970.
At Lockport, the St. Andrews Caméré Curtain Bridge Dam spans 270 metres across the Red. Built between 1907 and 1910, it is the only Caméré curtain bridge-dam ever constructed in North America and the largest built anywhere, and it was designated a National Historic Site in 1990. The locks beside it remain the only locks on the Canadian prairies.
Petersfield was founded in 1904 by the Netley River Development Company along the then-new CPR line, originally under the name St. Louis.
None of this is decoration. Older properties along River Road sit on original river lots, with lot shapes and setbacks that predate any modern subdivision layout, and that changes how a yard gets planned.
Acreages Are a Different Build
Most of what we do here is on larger properties, and the work scales accordingly. There is room to grade properly, room for equipment, and room for a project to be genuinely substantial. Long driveways, larger fence runs, bigger patio footprints and more excavation than a city lot would ever need.
The considerations that change are practical ones. Septic fields and wells have to be located before anything is dug. Drainage has further to travel and nowhere municipal to go. And distances mean the equipment plan matters more than it does on a 50-foot lot.
Water Is the Local Constant
Lockport is where the Red River Floodway returns its diverted flow to the river, downstream of Winnipeg. Combined with proximity to the Red across much of the municipality, that means a higher water table on many properties, ground that stays soft later into the spring, and bank slope to respect on riverside lots.
We plan footing depth, drainage direction and wall placement around that rather than in spite of it.

Practically, yes. We are on the same roads you are, which shortens the drive on every visit and makes snow removal genuinely workable here rather than marginal. It also means we already know what the ground does in this municipality rather than reading it off a soil map.
We are on an acreage, not a subdivision lot. Is that a different job?
Usually a larger one, and often a simpler one. There is room to grade properly, room to stage materials, and fewer constraints on where things go. The considerations that change are the distances involved, septic and well locations, and that drainage has further to travel before it is somebody else's problem.
Our property is on River Road near the river. What should we watch for?
Bank slope and the water table. Properties along the Red here sit on ground that stays wetter longer and, closer to the bank, can be moving slowly over time. A retaining wall or a deck near the top of a bank needs to account for that rather than being placed where the view is best.
Do you do snow removal out here?
Yes, and this is the area where it makes the most sense for us. Snow routes are decided by how close properties sit to each other, and this is our own municipality. Book in the fall.
