Headingley sits immediately west of Winnipeg along the Assiniboine River, and it has a distinct character that is partly geography and partly a deliberate decision its residents made.
A Municipality That Chose to Leave
Headingley was folded into Winnipeg in the 1972 Unicity amalgamation and then left again. A referendum on 14 November 1991 passed with strong support, legislation proclaimed the RM of Headingley independent on 9 May 1992, and the separation was finalised in 1993. It remains the only municipality besides Winnipeg in Census Division No. 11.
The name came from the Reverend Griffith Owen Corbett, who was tasked with organising a new parish west of the Parish of St. James and named it after Headingley in Leeds, England.
Since then it has grown hard. The population went from 1,587 in 1996 to 4,431 in 2021, a 180 percent increase in 25 years.
Big Lots, and What That Means
Growth here has arrived as acreages and larger residential lots rather than dense subdivision. Recent development at Taylor Farm, Forest Grove and Monterey Park runs to lots in the one to nearly three acre range.
That scale changes the work. Fence runs are long enough that post spacing and gate placement are real decisions rather than defaults. There is room for a patio that would not fit anywhere in the city, and room for the equipment to get to it without threading past a neighbour’s garage. Grading happens across a meaningful area rather than a strip.
It also means most yards here start unfinished. A new acreage build hands over with the house done and several thousand square feet of nothing around it.
The Assiniboine Is the Constraint
Headingley runs along the Assiniboine, and riverside lots come with considerations that the rest of the municipality does not share. Bank slope stability, a seasonally higher water table, and periodic flooding history all bear on where a structure can safely sit.
Ten kilometres west, Beaudry Provincial Park protects 953.4 hectares of riverbottom forest along the south bank, with large basswood, cottonwood and maple, designated in 1974. That is the same riverbottom environment many local properties back onto, and the soil and root conditions come with it.
On a riverside lot, the best view and the best ground for a footing are not always the same place. That is a conversation worth having at the site visit rather than after.

Our lot backs onto the Assiniboine. Does that change the build?
It changes where things can safely go. Riverbank lots have slope stability and a seasonally high water table to account for, and the flat spot with the best view is not always ground that should carry a structure. We look at the bank before we place a deck or a retaining wall near it.
The lots here are big. Does that make a project more expensive?
More material, usually, and longer fence runs. But large lots also remove constraints that add cost on a city lot, because there is room to stage, room to get equipment in and out, and no negotiating access past a neighbour's fence. The estimate reflects the actual property rather than a per-foot rate.
We are in a newer subdivision with a bare yard. Where do we start?
With the grade, then hard surfaces, then fencing, then sod and planting last. Headingley has grown substantially and a lot of what we do here is finishing yards on recent builds, so this sequence comes up often.
Do you come out this far west?
Yes. Headingley is the far side of the city from our base, so it is a longer run than our northern markets, but it is well within the area we serve for construction work. For snow removal it depends on what else is on the route, so ask early in the fall.
