Bridgwater is four neighbourhoods rather than one: Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails and Bridgwater Centre. Together they make up the most established part of the Waverley West development in southwest Winnipeg.

The area is named after Arthur Bridgwater, who served as Chief of Police for the Rural Municipality of Fort Garry and died in 1976.

Two Different Jobs, Depending on Your Phase

Bridgwater Forest was the first residential neighbourhood built in Waverley West, with development beginning around 2007 and 2008. Homes there are now approaching twenty years old, which is precisely when original builder-grade decks and fences start reaching the end of their service life.

The newer phases are a different proposition entirely. Those lots hand over graded and empty, and everything that makes the yard usable still has to be built.

We do both, and they start in different places. One begins with removing what is failing. The other begins with a blank graded lot and a drainage plan.

The Retention Ponds Are Not Scenery

Bridgwater’s four neighbourhoods contain roughly 25 hectares of naturalized stormwater retention basins, distributed across them: four ponds in Bridgwater Forest, four in Bridgwater Centre, three in Bridgwater Lakes and six in Bridgwater Trails.

That system is how the development manages water, and every lot drains toward it by a plan the developer and the City approved. Your yard is one small part of a block-scale drainage design.

This matters practically. A patio that blocks the intended fall, or regrading that sends water toward a neighbour instead of the pond system, creates a problem that is genuinely yours. We work from the approved grading plan rather than across it, which on a newer lot is an advantage because the intended drainage is documented rather than guessed at.

Architectural Guidelines

Bridgwater carries architectural controls that affect exterior work, and they are not identical across the four neighbourhoods or across lot types. Fence height, style and materials can all be affected.

It is worth knowing what applies to your lot before settling on a design. Working within the guidelines is straightforward when it happens at the planning stage and awkward when it happens afterwards.

Greenspace and What It Means for Yards

The development was planned with substantially more greenspace and pathway than most Winnipeg communities, and Bridgwater Lakes Park holds what is, as of 2024, the only regulation-size cricket pitch in Winnipeg.

The practical consequence for homeowners is that a lot of Bridgwater properties back onto pathway, pond or open space rather than another fence. That changes fence decisions, because the question stops being privacy from a neighbour and becomes what you want to see and be seen from.
